Building & Remodeling Process
Your building or remodeling project is your dream. And the process should be easy, fun and within your budget. We promise to do just that, with attention to detail, clear
communication and prompt responses to your concerns. Ewing Building & Remodeling and Ewing Cabinet Company have worked hard to achieve a reputation of quality and customer satisfaction.
Initial Consultation
If you are remodeling, our team will visit your home to discuss your needs and evaluate your space. We will take measurements and digital pictures so we have a good understanding of your family’s needs when we work on your design.
If you are building a home, we will meet with you at our showroom. There we will review your plans or discuss the design process if you do not have plans.
Project Design
We offer no or low cost designs for many residential remodeling projects. The extent of the plans will be determined by the complexity of your project, building official requirements, and the degree of detail you desire. We believe the plans should provide a clear understanding of the work to be done and what is required for permits. It is not always necessary to pay thousands of dollars for extremely detailed plans if they are not needed.
Basic Design
This step includes the preparation of dimensional floor plans, basic elevation drawings, and a site plan showing the location of the house on the property if necessary. This is often sufficient to obtain a building permit, and the detailed specifications provide you with a clear understanding of the scope of work. Any structural work will be included in these plans, which includes engineering for roof trusses and beams. Foundation, framing and other design components are normally prescriptive in the Virginia residential code and do not require engineering work.
Full Construction Documents
For new home construction, we create full construction documents. We provide complete floor and elevation plans, excavation and foundation details, framing and beam details, cut sheets with interior drawings, window and door schedules, a site plan and complete specifications. We work with design professionals at this level. Again, you are free to choose the level of detail, and we will guide you through what is required for permits.
Proposal/Contract
Cost proposals are provided at no cost to you. Our proposal will include a list of specifications so there is a clear understanding of each item. Our building contract also includes the plans, specifications, terms for payment, construction schedule and allowances. We will present the contract for your review prior to execution.
Selection Process
We assist our clients in selecting purchased items such as plumbing and lighting fixtures, flooring, cabinetry and tile. There is a due date for each decision, and we help you by reminding you of key dates. We have excellent relationships with our preferred vendors, but we are willing to work with any vendor you choose.
Most contracts include monetary allowances for items to be purchased from vendors. The allowance amounts are included in the purchase price of your contract, and you make purchases at our cost with any discounts. There is no penalty for exceeding the allowance amount and the contract price is adjusted based on the actual expenditures.
Project Supervision
Jason Ewing has worked with Ewing Building & Remodeling from the beginning, and has grown from a valued member of our construction crew to our project manager. Jason is responsible for scheduling, coordinating and supervising our workers and subcontractors. Lead carpenters are also responsible for on-site supervision and work closely with Jason to monitor the work on your home. Our office staff also support the building team and always available at our showroom.
Ongoing Client Support
When the project is about to begin, we meet with our clients to review the schedule, discuss how the process will work, and address any special circumstances or issues. The schedule may be adjusted during the process, but our clients never feel lost or confused about the project. Our supervisors interact directly with the client on a day-to-day basis, and our office staff support the team by keeping the project running smoothly. We do whatever is necessary to keep you informed of our plans and minimize the inconvenience of having your life disrupted by construction.
